A UNIFIED database of building violations could help revive stalled service projects, according to an MP.
The directory will alert developers to project violations and help them address the issues swiftly with relevant government entities, said Parliament services committee vice-chairwoman Dr Sawsan Kamal.
She pointed out that certain projects such as schools, mosques and other facilities have been delayed due to violations registered against them.
The veteran parliamentarian added that the online database will help streamline the real estate sector while ensuring services are provided to investors, developers and the community.
“Bahrain’s Information and eGovernment Authority (iGA) has become an integral part of the system of services provided by the government to citizens, residents, visitors and business owners, in addition to government entities,” said Dr Kamal in a written proposal submitted to Parliament Speaker Fouzia Zainal.
“The kingdom has continued to expand and elevate the construction sector due to its importance on a social and economical level in addition to providing the community with its various needs to ensure a secure, developed and lively community.
“Several projects have been stalled due to violations that have been registered against them and this has delayed their planned opening which negatively impacts the community’s benefit.
“This in turn endangers society through people looking for temporary and nearby alternatives for such facilities and gatherings occur in violation of national directives in place to combat the spread of Covid-19.”
The GDN previously reported that work on an online database – the first of its kind in the region to employ artificial intelligence – has been launched to list every real estate project in the country providing a wide range of information to investors and companies.
The National Real Estate Data-bank (NRED) is a joint effort by the Real Estate Regulatory Authority (Rera) and the iGA.
The index is expected to offer additional protection to home-buyers and investors by providing reliable information and help government and financial institutions.
The project uses modern technology that contributes to the implementation of the 2021-2024 National Real Estate Plan.
NRED will become the single main source of real estate data in Bahrain as it will provide information, statistics and market trends to support decision-makers.
“This proposal aims to provide a solution for stalled services projects such as mosques, schools and other facilities by creating a database unifying all the information similar to the (national suggestion and complaints) Tawasul system,” added Dr Kamal in her proposal.
“The database will store all information regarding the registered violations against these properties which will create a platform to solve them in one go instead of delaying the entire project.
“This will allow all the entities concerned to have access to the required information and speed up the process.”
She also revealed that this proposal will allow for increased communication and collaboration between the various government sectors in addition to support the Government’s 2022 Digital Strategy while also allowing society to benefit from stalled projects.
