The High Civil Court has ordered a property owner to pay a tenant BD2,900 in compensation for material and emotional damage caused by an illegal electricity connection that resulted in excessive electricity charges.
The tenant, who had rented a women’s beauty salon since 2017, noticed an unexplained rise in her electricity bills. In 2025, after a power outage, an emergency team from the Electricity and Water Authority discovered an illegal connection that diverted electricity from her meter to supply other facilities within the building.
The court ruled that the property owner was responsible for the unlawful connection and confirmed a direct link between the violation and the damage suffered by the tenant, including additional electricity costs and emotional distress.
In reaching its verdict, the court relied on the findings of a court-appointed accounting expert, who compared the electricity bills before the illegal connection, during its existence and after it was removed. The report concluded that the tenant had paid BD2,588 in excess electricity charges.
The court awarded the tenant a total of BD2,900, covering all damages, in addition to ordering the property owner to pay court costs, BD250 in expert fees and BD100 in legal expenses.
